Trendmaker Opening For Home Sales In Cross Creek Ranch, Katy, Fulshear Texas

Trendmaker Homes (Trendmaker Development) is slated to begin home sales in Cross Creek Ranch beginning May 10th, 2008.  They hope to have a temporary information center later in June, and model homes should arrive sometime in August.

Builders within Cross Creek Ranch will included:

Trendmaker Homes - 60', 70', 80', and 1/2 Acre home sites

Village Builders - 80' home sites

David Weekley Homes - 70' home sites

Perry Homes & Ashton Woods Homes - 55' home sites

The total tax rate for Cross Creek Ranch will be 3.62% before homestead, with a MUD rate of 1.29%.  The HOA fee for Cross Creek Ranch is set at $800 per year.  There will also be a 0.25% transaction fee to fund educational development.

HOA Meeting Scheduled For Residents of Avalon at Seven Meadows

A second, follow-up meeting has been scheduled for residents of Avalon at Seven Meadows.  The new meeting is scheduled for 6:00 PM April 23rd at Beckendorff Junior High.

Taylor Morrison was ill-prepared to address the numerous questions and concerns of homeowners at the previous meeting in February.  Taylor Morrison's legal counsel did most of the talking at the first meeting of the year.  The Taylor Morrison board representatives were not prepared, nor did they have any material information to provide to homeowners.

After being inundated with questions and requests, Taylor Morrison has tried to address some of the issues in the community.  Inoperable gates, color of the lake water, and budget management were some of the primary concerns.  The main fountain is still undergoing repairs.  Some of the questions raised by homeowners have been addressed, but there is a lot that still needs to be done.  The issue of poor budget management may be something that has to be addressed with a new management company.

Avalon residents are hoping to address many of the problems in the community before Taylor Woodrow relinquishes control, likely sometime in 2009.  With more direct oversight in the community, residents will likely be able rectify some of the previous management errors.

Cinco Ranch And Seven Meadows Rank In Top 10 For Home Sales In Master Planned Communities Nationwide

In a survey of 400 master planned communities across the nation, Cinco Ranch ranked 6th and Seven Meadows ranked 9th for home sales in 2007.  The study was conducted by independent research firm RCLCO of Atlanta.  You can visit the press release at www.rclco.com  for the complete list.  The Woodlands and Sienna Plantation also made top 10.

Cinco Ranch and Seven Meadows are both Newland Communities developments.  The new model park for the 2400 acre section of Cinco Southwest will be opening soon.  Seven Meadows is nearing completion and could be sold out by the end of 2008.

Master planned communities like Cinco Ranch and Seven Meadows continue to be an attractive destination for home buyers.  They offer numerous amenities, a strong community atmosphere and steady growth in property values.

Home Sales in Enclave at Green Trails in Katy Texas Scheduled to Start February 2nd

The Enclave at Green Trails will be taking appointments beginning February 2nd, 2008.  Appointments will be held at the Grand Lakes sales office.  Buyers are encouraged to select two preferred lot choices along with a desired floor plan.  Buyers will also be encouraged to utilize Trendmaker's Smart Close program with any applicable purchase.  Smart Close will provide the Buyer with a 2% contribution for price reduction or closing costs as well as a tax deduction for any taxes and interest paid by Trendmaker during the construction process up to 6 months.

The tax rate for the Enclave for Green Trails should mirror that of Green Trails (Approximately 2.6% per $100 valuation).  The HOA fee for the community is expected to be $1700 per year.

The Enclave at Green trails is a small, gated Trendmaker community located near Kingsland and Baker Rd.  The neighborhood will feature only 23 home sites with a typical lot size of 80' by 130'.  Prices start in the $500s.  The Enclave at Green Trails will feature a low tax rate, easy access to I-10 and attractive Trendmaker plans featuring 3-car garages.  The Enclave is also located in the acclaimed Katy Independent School District.

Avalon At Seven Meadows Homeowners Meeting Scheduled For February 27th, 2008

The annual homeowners meeting for residents of Avalon at Seven Meadows is scheduled for February 27th, 2008.  The meeting will be held at Beckendorff Junior High at 6:00 PM.  Increased HOA dues and a current deficit budget will be likely items of discussion.  While much progress has been made, there is still plenty of work to be done with the current budget expenses.

Taylor Woodrow (Taylor Morrison) Offering Generous Incentives, New Homes And Plans In Avalon At Seven Meadows

Taylor Woodrow (Now Taylor Morrison Homes) is clearing out their remaining homes in Avalon at Seven Meadows.  With only a few home sites left in the Manors and Lakes, buyers have the opportunity to take advantage of great incentives on remaining inventory.

Grand Lakes Homeowners Association Sets Fee Increase for 2008

With the approval of the 2008 budget, Grand Lakes residents will have a higher HOA bill.  The new HOA fee for 2008 will be $1060 for residential homeowners.  Grand Lakes has seen fee increases in each of the last several years.  Maybe PCMI can use some of that additional revenue to create a more functional web site to serve Grand Lakes residents!

Cinco Ranch Homeowners Association Approves 2008 Budget, HOA Fee

The Cinco Ranch Residential Property Association approved the budget for 2008.  A large portion (almost 40%) of the budget will be allocated for landscaping and landscape maintenance.  These expenditures are in line with other master planned communities like Seven Meadows and Grand Lakes which have a large portion of green space to maintain.

The board of directors also set the fee for residential homeowners at $800.  The $800 HOA fee can paid on-line at www.pcmi-us.com.  Like most area HOA fees, bills are due on January 1st but they are not considered late until January 31st.

Wood Creek Development Continues Plans For Commercial Development Within Woodcreek Reserve

While some Woodcreek Reserve residents continue to voice their opposition to commercial development within the neighborhood, it appears the plans to re-zone a portion of land are going forward.  Plans call for approximately 13,000 square feet of office or retail space on a strip of land along Kingsland.  In addition, a new expanded area of homes and commercial space will be built along FM 1463.  Some Woodcreek residents are concerned that the commercial development will adversely affect the views from their properties and increase traffic in the neighborhood.
